PROJECT DESCRIPTION: Set on over 10 acres in the Mid-Hudson Valley's flourishing Dutchess County, Oakwood Commons mixed-use business park encompasses 110,000 sf of the area's most exclusive class "A" office space and 40,000 sf of service retail and restaurant uses. This project features twin 5-story, 67,000 sf office buildings which house a mix of class "A" office space, service retail and restaurant uses. Office Tower One's Floors 4/5 and 1/2 of Floor 2 leased to Compensation Risk Managers LLC. Floor 3 leased to KeyBank National Assoc. for their Hudson Valley corporate headquarters. 1st Floor leased: 5,200 sf KeyBank retail branch with dual drive-thru lanes, 2,800 sf bistro restaurant and 2,600 management office. Office Tower Two is in progress and Floors 2, 3 and 4 leased to Mount Kisco Medical Group. Red Robin Restaurant occupies the front free-standing restaurant.

CRM Corporate Headquarters
Compensation Risk Managers, LLC (CRM) is a national, full-service program manager and administrator for approved, group self insurance workers’ compensation programs. CRM manages over 125 million dollars in workers' compensation premium in a variety of industries through offices in Poughkeepsie, NY and San Francisco, CA.

The new Corporate Headquarters in the Oakwood Commons Office building is home to over 130 employees and executives. CRM’s new offices occupy two and 1/3 floors totaling over 31,000 square feet. The executive offices, located on the fifth floor of the building, feature extensive custom millwork of natural bamboo in the executive board room, kitchen, main lobby and in the conference rooms.

The executive suites are accented by bamboo flooring, a 30 foot radius leather paneled wall with extensive glass partitions and full glass doors throughout. The newest developments in lighting design are evident throughout the space blending seamlessly with natural light from the floor to ceiling exterior glass walls.

Every detail of CRM’s current and future needs were taken into account through numerous meetings with CRM, the design team and Kirchhoff executives resulting in a completed project that will serve CRM well for many years to come. Each floor is designed with executive private offices surrounding sizeable, bright and airy modular landscape office partitions.

Throughout the project Kirchhoff Construction spearheaded every aspect of coordination so that the actual work on the CRM spaces could be constructed simultaneously with the main core and shell of the Oakwood Commons Office Building One. For most of the construction period associated with CRM each day more than 150 various tradesmen performed flawlessly to bring together the extensive systems that comprise the CRM space. Special consideration of CRM’s 24/7 communications operation required the Kirchhoff Team to coordinate and install the most up-to-date fiber optic technology offered. Special consideration for CRM to have 24/7 access to the building while maintain the utmost in security posed a critical coordination element for this multi tenant building.

Due to the “Fast Track” scheduling over 3500 square yards of carpet and wood flooring, more than 200,000 square yards of drywall, hundreds of custom made lighting fixtures, air distribution systems, and countless other components of the space were tracked continuously by the Kirchhoff Team to ensure that CRM’s completion date would be met.

In addition to the vendors and subcontractors that were hired by Kirchhoff Construction the Kirchhoff Team also coordinated and scheduled separate vendors and contractors hired by CRM. Telephones, data, office furniture, landscape partitions, vending machines, cleaning crews and the actual movers were all coordinated by the Kirchhoff Team. Throughout the moving process the Kirchhoff Team provided continuous support and resources to the CRM staff allowing CRM to be in full operation immediately upon completing their physical move.

Key Bank Regional Headquarters
Key Bank’s Regional Headquarters located on the 3rd Floor of Building #1 of the Oakwood Commons Complex consists of a 12,000 square foot interior fit out for 27 perimeter executive offices, three conference rooms, a board room, reception area, 10-work station training room, break room, copy room, work room and an open office area with modular work stations for 18 administrative personnel. The finish details include natural fiber wall covering, paint, carpet, aluminum door frames, wood doors and millwork. Kirchhoff worked very closely with Key Bank’s furniture vendor on scheduling and sequencing the installation of the furniture package which included 8 tractor trailer loads of furniture. If installed a day too early, it was in everyone’s way and susceptible to damage. Installed too late, it would hold up the completion of the project as the electrical trades couldn’t complete their work and have it inspected. The schedule for this project was extremely aggressive—just 10 weeks. The trade coordination was extremely critical and successful. This was accomplished through daily coordination and planning for future work.

Key Bank Branch Office with drive thru
The Key Bank branch office is located on the first floor of Office Building 1 in the Oakwood Commons Complex. Construction of the 4,400 square foot facility was simultaneous with the other interior fit out projects in the building including the first floor lobby. In addition to 4 teller stations and a 2-station drive thru, the facility also includes a 6-teller training room and employee kitchen. Constructed on an accelerated schedule, the finish details of the project included an extensive millwork package, porcelain tile flooring, carpeting, wall covering, paint and wood doors. Keeping the project on track was challenged by the other interior fit out projects that were also underway at the same time as the space for the bank was used as a staging area to complete the main lobby fit out. The millwork package included a combination of laminate and solid surface transaction tops for the teller stations, plastic laminate cabinetry in the kitchen and stained poplar wood trim including base moldings, and door and window casings Completion of the project also included the installation of the HVAC system to tie into the building’s 15-ton split system, the installation of a 30-ton vault and a 60 foot overhead vacuum air tube system for two the drive-up teller stations.

Red Robin Restaurant

The single story, 7,032 sq. ft Red Robin Restaurant is situated on the front of the campus and boasts an open kitchen and an eclectic dining experience.

Parking Garage
The Oakwood Commons Parking Garage is 4-stories and has 266 parking spaces. It is constructed with precast concrete and features stainless steel architectural details. It has a standpipe sprinkler system. The design of the garage was a collaborative effort between the Oakwood Commons Project Architect, Jacobs Carter Burgess and William E. Daley who designed the precast. Kirchhoff Construction worked with both firms to create a parking facility that fit in with the architecture of the project and also met the budget parameters. Precast Concrete, 4 level, 266-space parking garage.
